3 Problems That Indicate Your Flat Roof Needs Help

A flat roof is great, but it does need attention from time to time. It’s easy to spot simple issues by having the roof inspected by a professional once or twice each year. By being aware of these problems and taking the steps necessary to make repairs, you will get more years of use from that roof. Here are three types of problems you want to address quickly. 

Ponding Water

Water standing on flat roofs is nothing new. It’s bound to happen, especially after heavy rains. The thing you want to be mindful of is water that ponds or stands for more than 48 hours after the rain has passed. Under normal circumstances, the water should evaporate or run off the slight angle of your flat roof by then. 

Ponding water damages the roof in more ways than one. The increased concentration of UV rays, development of algae, and heat damage will create major problems. You would do well to have a contractor identify the reason for the ponding and correct it as soon as possible. 

Cracking

Cracking is a good sign that the membrane on your flat roof is damaged. The result is that exposure to ultraviolet rays makes the roof materials brittle. Place any excessive weight on the surface and the materials will crack. That means increased potential for leaks. Patching may be possible, depending on the severity of the damage. Blisters

Blisters and cracks are not the same thing. A blister occurs when a portion of the roofing material seems to bubble up, creating raised areas along your roofline. The resulting stress damages the roofing materials and increased the potential for leaks and other problems. Your best bet is to find out how the liquid got under the materials, resolve that problem, and then replaced the damaged roof section. 

While no roof is intended to last forever, you can extend the life of your flat roof with regular maintenance and upkeep. That includes routine inspections once or twice a year coupled with inspections after any type of extreme weather. Identifying these and other issues soon after they develop makes it easier to repair the roof quickly and prevent them from getting worse. Along with keeping the roof in great shape, those efforts also minimize the chance for damage of the equipment, inventory, and other assets that you keep in your place of business.
