What Factors Will Affect the Cost of Your Foam Roof?

There’s no denying the widespread popularity of foam roofs in areas in and around Phoenix, Tucson, and Mesa. But if you are like most business owners with a commercial roof that may benefit from a foam coating, cost is likely one of the factors you’ll be considering when determining if this type of roofing is right for you. Still at a point where you’re weighing your options? Consider the factors that will affect the cost of a new foam roof.

Roof Size

The first factor that will affect cost is the size of your roof. Oftentimes, the economy of scale kicks in and you could actually start saving money if you have a larger roof. Initial cost may also be affected by:

• Debris removal needs
• Logistics involved with getting to your location
• Costs associated with transporting materials

Foam Layer Thickness

A typical roof usually has about an inch-and-a-half layer of foam. Cost may be affected if you prefer a thicker layer of foam to increase energy efficiency. However, any additional costs associated with adding a thicker layer of foam can often be offset by the potential savings you may enjoy from a more efficient roof. A contractor can help you make these calculations.

Existing Roof Condition

Your final cost is also determined by the condition of your existing roof. If you have a solid roof that’s not going to require any significant modifications or repairs, your roof will just need basic prep work. This won’t significantly affect cost.

Cost may be affected if recovery boards need be used to improve your roof’s application surface. These boards are typically used to cover separation layers, joints, and other surface irregularities.

A roof sometimes needs to stripped and removed prior to the installation of a foam roof. This step may be recommended if a building already has two roofs in place from previous work and another one cannot be safely added. Removal prior to installation may also be necessary if your commercial roof is severely damaged or unstable.

Roof Access

Not all commercial roofs are flat. Some roofs have steep slopes, while others can’t be directly walked on. There may be additional costs associated with the extra effort needed for roofs of this nature.

Warranty Preferences

New commercial roofs often include some type of contractor’s warranty along with a manufacturer’s warranty. There may be an additional cost if you opt for a manufacturer’s full system warranty. It’s not necessary to choose extra warranty coverage. However, it’s worth considering if your building is in an area where your roof is near trees and other potential sources of debris or fully exposed to direct sunlight.

When considering potential cost factors, also consider the fact that commercial foam roofs are durable and often long-lasting. Foam roofs typically need to be cleaned, primed, and re-coated every 10 to 15 years. However, it’s not unusual for a well-maintained foam roof that’s been properly maintained to last for 50 years or more. This also means that your investment is likely to pay for itself over time.
