For most Arizona foam roofs, silicone is the better coating because it holds up under sustained ultraviolet load and tolerates standing water that acrylic does not. “Elastomeric” Is a Category, Not a Material
Before comparing anything, clear up the word that causes the most confusion in quotes.
“Elastomeric” simply means the coating stretches and returns, which it must do because a roof expands and contracts every day. Acrylic, silicone, urethane and polyurea are all elastomeric roof coatings. So a quote that says “elastomeric coating” has told you nothing about what is going on your roof, and a search for elastomeric roof coating in Arizona returns four different chemistries treated as one product.
Ask which chemistry. It is the first question, and the answer changes everything downstream.
How Silicone and Acrylic Actually Differ
Setting aside marketing, the meaningful differences come down to six things.
- Water tolerance. Silicone is essentially unaffected by standing water and cures in the presence of moisture. Acrylic softens under prolonged ponding and can re-emulsify in the worst cases. This is the single largest performance gap between them.
- Solid content. Silicone coatings are typically formulated at high solids, meaning more of what goes into the sprayer stays on the roof and less evaporates. Acrylic carries more water and solvent per gallon, which is why it needs more coats to reach the same dry film thickness.
- Application window. Acrylic needs warmth and a dry cure period, generally above about 50 degrees and with no rain in the forecast. Silicone is far less fussy about humidity and cures faster under adverse conditions.
- Dirt pickup. Silicone attracts and holds airborne dust, and its reflectivity drops measurably in the first six to twelve months. Acrylic stays cleaner and holds its reflectivity longer. In a dusty climate this is a real difference, not a cosmetic one.
- Cost. Silicone costs more per gallon. Acrylic is the value option and reaches a comparable initial reflectivity for less money.
- Recoatability. Acrylic recoats over acrylic easily. Silicone is difficult to overcoat with anything other than silicone and requires specific surface preparation to do it at all. Hold this one—it is the most consequential difference on the list and it is the one buyers weigh least.
One requirement applies to both, and it is on the client’s own coating specification: the protective coating must be able to expand and contract with the foam beneath it, or the result will be cracking and delamination. A coating that cannot move with the roof fails regardless of chemistry.
What Arizona Actually Asks of a Roof Coating
Almost every silicone-versus-acrylic article online is written around water. Ponding, humidity, rain frequency, drying time. That framing is correct for most of the country and wrong for the desert.
An Arizona foam roof spends the majority of the year under extreme ultraviolet exposure and daily thermal cycling, with essentially no water on it. Then the monsoon arrives between mid-June and the end of September and delivers a year’s worth of water in a handful of violent bursts. That inverts the usual weighting in two ways. Silicone’s ponding advantage is worth less on a roof that drains properly, because there is rarely anything standing on it—but it is worth a great deal on a roof with a low spot that has never been corrected. And ultraviolet and heat resistance, which national comparisons treat as a footnote, becomes the dominant wear factor. The monsoon window also constrains scheduling. - The recoat has to happen during monsoon season. Silicone’s moisture tolerance and faster cure make a mid-summer schedule realistic.
- The roof is fully sun-exposed with no shading. Sustained ultraviolet load is where silicone’s weathering advantage is most visible.
When Acrylic Is the Right Choice
- The roof drains properly and the budget is real. On most residential foam roofing with correct slope, acrylic delivers comparable protection for less money.
- Reflectivity over time matters most. Acrylic resists dirt pickup better, and in a dusty climate that translates into cooling performance that holds up between recoats.
- The work is scheduled outside monsoon season. From roughly October through May, Arizona offers an almost ideal application window.
- You want to keep your options open. Acrylic does not lock the roof into a single chemistry, which brings us to the part of this decision most buyers never consider.
The Second Recoat Is the One That Decides
Here is the reframe. You are not buying a coating. You are buying a recoat cycle, and the first coating you choose sets the price of every one after it.

That is not a defect, and for a commercial roof with drainage problems it is entirely the right trade. So the question is not which coating performs better in a laboratory. It is which cycle you can actually fund on schedule, because a premium coating that gets renewed late outperforms nothing at all. The coating you keep up with beats the coating you meant to.
The Standards and Rules That Govern Roof Coatings in Arizona
Two things belong on your quote that most buyers never ask about.
- The ASTM designation. ASTM D6083/D6083M is the specification for liquid-applied acrylic coating used in roofing. ASTM D6694/D6694M is the specification for liquid-applied silicone coating used specifically in spray polyurethane foam roofing systems. That second designation matters for a foam roof, because it is written for this substrate rather than for roofing generally. Ask which standard the quoted product is tested to, and be cautious of a quote that cannot answer.
- Air-quality regulation. Roof coatings applied in the Phoenix metro are architectural coatings under Maricopa County Air Quality Department Rule 335, Architectural Coatings, revised December 11, 2024, which limits volatile organic compound content by coating category. Those limits are set to tighten under the county’s ozone contingency measures beginning January 1, 2026. In practice this favors high-solids formulations that carry less solvent per gallon, and it means the coating decision is partly a compliance decision, not purely a preference.

What Neither Coating Can Fix
The honest section, which a coating-only contractor has no reason to write.
- Saturated foam. If water has entered the foam, coating over it seals the moisture in. The wet material has to come out first.
- Blistering or delamination. A coating cannot bond reliably to foam that is separating from itself or from the deck. That is foam roof repair work, not a recoat.
- A low spot. A coating is a weather barrier, not a leveling compound. The contour has to be corrected before it is coated, or the new coating sits in water on day one.
- A roof at the end of its life. Coating buys years on a sound roof. It does not resurrect a failed one, and a recoat sold as a substitute for replacement is money spent twice.
A proper inspection establishes which of these applies before a coating is ever specified. That order is not negotiable.
